Commission Plans
Below is a summary of our commission plans. By law, REALTORS are not allowed to publically display or advertise the actual commission rates or real estate fees (this is why you don't see commissions on other real estate websites either). Please call or e-mail us and we will quickly e-mail you the commission rates for each plan.



In both Canada and the U.S. many real estate companies and agents utilize a five or six percent (5% or 6%) flat commission on the sale price or a seven and three percent (7% on the first $100,000 and 3% on the remainder) commission structure when selling a property.

The Vostner-Bell Group with MaxWell Realty offers custom commission plans that keep more of your home’s equity in your pocket. While part-time or discount agents may offer similar commissions, in today’s hectic Calgary real estate market, you do not want to leave the sale of your home or property to someone who may be available only on weekends or only at night -- you need a full-time realtor team that is available 24 hours a day, not only to you, but to potential buyers. Depending on the plan selected, our marketing techniques can include:


  • In-home consultations and comparative market evaluations
  • Online Virtual Tours & Aggressive Internet Marketing and networking
  • Frequent showings & Frequent Open Houses
  • Wide circulation of customized Featured Property Sheets
  • Special mailings to select prospect lists
  • Full use of the Multiple Listing Service (MLS)
  • Extensive advertising in newspapers, magazines, etc. for maximum exposure
  • Face-to-face networking with other brokers, agents and community members
  • Broker previews of your home as soon as it hits the market
  • Creative techniques and co-ordination with you to highlight and sell your home!


OUR PLANS:

1. MinCom Plan: A flat-rate, economical way to list your home on the MLS. Ten pictures and a basic description of your property is included. A small percentage of the sale price of your property plus remuneration* to any Buyer’s Realtor (typically 3.5 % and 1.5% - see below for details).

2. Option Plans: You choose the marketing options to sell your home:
  • Option 1:  For more exposure, your home is listed on the MLS/MLX, in the Featured Listings area of the Vostner-Bell websites & in The Calgary Real Estate News for three issues
  • Option 2:  As above, plus open-houses & previews
  • Option 3:  Includes A & B marketing options, plus an online Virtual Tour of your home and Internet advertising

3. Max Plan:  Our well-known Total Service package, including additional photos and added print advertising in local newspapers and/or magazines to sell your property for the most money. Also included is producing & delivering “Just Listed” flyers to other homes in your area & utilizing the Google Adwords program. Starting below the typical commission rates offered in Calgary.



* Remuneration: remuneration is the compensation or payment given to “the other REALTOR” who is representing the buyer. Typical remuneration is 3.5 % on the first $100,000 and 1.5% of the balance of the sale price of a property.

Please note: Discount brokerages and discount Realtors offer discounted commissions or flat-fees. Unfortunately, many keep the majority of the commission for themselves and offer a small remuneration to the buyer’s Realtor.

By law, the commission or amount of remuneration being offered on each property must be posted on the MLX for all Realtors to see. Because of this, it is ill-advised to offer less then the typical remuneration rate because seeing a reduced commission can be a deterrent for other Realtors to preview or show your home. Fewer showings and less interest in your home will make it less likely to sell for the amount you are asking.
